Lease transfer

**Before taking any steps to transfer your lease, we recommend that you contact our team to confirm your landlord's position on this transfer. It is possible that your landlord offers to terminate your lease to take care of the leasing procedures himself. Lease transfer is a procedure that releases the tenant from his lease and his obligations. It’s the responsibility of the transferring tenant to carry out the research to find the replacement tenant. The assigning tenant must therefore advertise and visit his accommodation in order to find a replacement tenant.

Once a candidate expresses his interest, MSI Gestion Immobilière will check his solvency. For this, he must communicate his information in the rental application on the website of MSI Gestion Immobilière.

The rental request will be forwarded to an administrative agent who will carry out the candidate’s credit check. It will be processed within 72 hours working days (Monday to Friday).

An administrative agent will then contact the current tenant and the applicant for the accommodation. They will inform them of the result of the credit check.

If the candidate is approved, the transfer fees must be paid before preparing the transfer documents to be signed in order to formalize everything.

Full transfer: All occupying tenants assign the lease.

The assigning tenant will pay $35 per credit inquiry carried out (accepted or not) and will assume administrative costs of $200 before signing the assignment.

Partial transfer or addition to the lease: Only one tenant on a multi-tenancy lease gives up his place

The lessee assigning his part of the lease will pay $35 per credit inquiry carried out (accepted or not) and will assume administrative costs of $100 before signing the assignment. All tenants remaining on the lease must sign the lease assignment document stating that they accept the said partial assignment.

REMINDER: Each credit investigation carried out (approved or not) will be billed to you at$35 each. We invite you to send us the candidates in order of priority in order to avoid additional investigation costs.

N.B: During an assignment, the new tenants take over the apartment as is, the management is not responsible for the terms of the exchange. (MSI does not participate in the key exchange in any way).
